How it works. |
It's simple. When you buy a property using one of our agents,
we give you 20% of our commission at closing as a rebate. That’s it. Our
goal is to offer you excellent professional service while offering you real
savings. |

How do commissions and buyer rebates work? |
|
When a seller lists a home for sale with an agent, they
agree on a commission amount to offer outside agents who bring them a buyer
for their house. The commission a seller offers to a buyer’s agent is often
between 2% and 3% of the sale price. 20% of that commission goes to you as
a buyer rebate when you buy through us. You never have to pay us a
commission, and there is no maximum to your 20%. |

How do I see a property I’ve found? |
Contact your Hawaii Real Estate Network agent to arrange a showing for you. In exchange for the savings we offer buyers, we ask that buyers team with us to make the showing process as efficient as possible. We ask that buyers first drive by prospective properties and view them from the street in order to confirm which ones are of enough interest to view the inside, and eliminate those that are not. Our agents are normally available to handle showings, but sometimes it may be more practical to schedule a property be shown to one of our clients by the listing agent, or via an open house. We ask that all buyers we work with be pre-approved by a lender before scheduling a showing. You can use your own lender, or simply

Will I get the service I need? |
|
Yes. Our agents are there to help you with your entire
property purchase, and will guide your sale every step along the way from
writing your offer all the way through escrow to closing. Our agents are
real estate professionals, and members of the National Association of
Realtors®. |

I’m ready to buy now. |
When you find the property you want to buy, just contact
your Hawaii Real Estate Network agent to write the offer for you and present
it to the seller. If you have been pre-approved by a lender, you’re all set!
Your offer will look much stronger. If you haven’t been pre-approved, we
require that be done first, as it will increase the likelihood of a

We have a deal! |
|
Once your offer has been accepted, we open escrow for
you, and set up a timeline for guiding the sale through the various steps of
the escrow process all the way to closing. Your Hawaii Real Estate Network
agent will be your guide all along the way. |

Are there any requirements? |
Only a few. 1) We cannot be your agent if you have
signed a contract with another broker to have them represent you (this is
commonly called a buyer brokerage agreement). 2) If the property you would
like to buy is one that you have decided to buy due to the recent efforts of
another broker, then we may not be able to represent you for that property
if that broker was the “procuring cause” for you deciding to buy that
property. 3) All showing appointments to see properties need to be scheduled
through Hawaii Real Estate Network (HREN). 4) When meeting listing agents,
or sellers, inform them you are working with HREN. 5) Your offer must be
made through a HREN agent. 6) The 20% rebate of our commission must be taken
at closing and disclosed on the HUD-1 closing statement. No rebate will be
paid after closing directly to buyer. 7) Buyer’s lender must approve the
total amount of the rebate. 8) Buyer rebate is available only where
permitted by law.
